The Electricians Network (TEN) was approached recently by Newscar Lettings of Sunderland to undertake an electrical test in four linked properties in the town in order to obtain the HMO certificate. Without this certificate it would be impossible to rent all the rooms in the properties to students due to arrive in the City in the next few weeks.
However, on completing the inspection and testing it was decided that most of the recently installed electrics were unsafe. The electricians who had carried out the work originally had vanished so TEN were asked to carry out immediate correction throughout all properties.
Problems ExposedÂ
There was a catalogue of potential disasters just waiting to happen. We found an unsafe supply cable from the meter to the consumer unit, wrong protection for circuits, live cable buried in walls, live cable hanging from ceilings, smoke alarm linked circuit that was wired incorrectly, double electric ovens plugged into a radial circuit via a double socket, extraction fans incorrectly wired, no earth to main gas service income supply, smoke heads locations incorrectly installed, wrong MCBs protection for 25% of circuits installed, open circuits of ring mains, unfinished wiring to ring mains live wire under floors… The list went on and on!
Tight Deadline Met
Putting everything right against a tight deadline meant getting a whole team of electricians from members of TEN on the job as fast as possible. The Landlord MUST get his licence from the local council by the end of the month or the rooms wouldn’t be ready in time to rent to the student market. All the correction work took 16 days to complete. As the work progressed more problems surfaced and, even with a full team on the job, the correction was not completed in time for the first inspection. Another visit from the council had to arranged as the final deadline approached. With a final push the work was completed just in time saving the Landlord from a huge loss of revenue all caused by the original shoddy workmanship.
The owner of the properties was so impressed by the professionalism and level of service of TEN he instructed his agents in the future to ONLY use the electricians from the network. He has recently placed a new order for two large projects which will generate work for a consortium of network members for 3-4 months.
